Davao City wants to maximize urban spaces in CLUP revision

DAVAO CITY
   The City Government of Davao wants to maximize the use of its urban space in the updating of its Comprehensive Land Use Plan (CLUP) in order to control the expansion of urban sprawl.

“We would like to arrest the current trend of urban sprawl, its more cost-effective for the city  to operate if you have more compact development so we’re looking at directing the revisions in such a way that we can utilize more spaces within the urban areas,” Ivan Cortez, City Planning and Development Officer said.

The city is currently conducting a comprehensive multi-sectoral workshop for the review and revision of the CLUP.

The 5-day workshop which began Feb. 18 to Feb. 22 at Garden Oases Hotel in Obrero this city,  covers Module II of the updating process under Volume II of the CLUP.

The workshop participated by 160 stakeholders includes sectoral analyses for the economic, social and infrastructure sectors.

He said maximizing the utilization of urban spaces in the city will control the conversion of agricultural areas in the city’s outskirts into residential areas.

This direction will encourage the building of mix-used development projects like central business districts.

“Right now the  zoning ordinance which being implemented is very restrictive, in a sense you really have to pass thru a lot of meetings and approvals to deviate from what was approved in the 2013 zoning plan,” Cortez said.

The city planning chief said the review and revision is timely as there is an influx of private and public infrastructure development in the city.

“When we had the CLUP done in 2012, we were not really expecting a lot of projects to be undertaken but with the election of Mayor Rodrigo Duterte as the country’s 16th President, I think its high time for us to revise the CLUP because we are expecting a lot of projects to be undertaken here,” Cortez said.
