Las Casas de Maria by GSP Realty Corp.



DAVAO CITY, Davao
In recent years, real estate companies, both homegrown and the so-called national players,
have established projects in Davao City brought by a vibrant real estate industry due to the recent economic boom in the city. As the city continues to grow, these real estate companies also continue to provide places to live in and work in.

Homegrown real estate company, Grupo San Pedro Realty Corp. (GSP), is one of the newest players in the industry, ready to compete against the more established ones. But its owners are unfazed.

On Saturday, May 2, the Davao City-based company launched its maiden project in the city, the Las Casas de Maria, which will rise in an eight hectare (ha.) property in Barangay Indangan, Buhangin, Davao City.

The company's main purpose is to engage in the construction and development of affordable quality housing subdivisions in the city. The company is headed by brothers Gemilo and Pablo J. San Pedro.

Of the eight ha. property, Las Casas de Maria will only rise on a 6.5 ha. portion of the property while the remaining will be developed into a commercial area, which will include stores, food outlets, and other services that will serve the needs of the community.

The housing project will have two residential categories, socialized housing and economic housing, with 450 units.The socialized housing will be allocated with 118 duplex units, dubbed as Bonita. Bonita, which is pegged at P650,000, has a lot area of 64 square meters (sq.m.) and a floor area of 25.55 sqm. each household has one bedroom unit with one bedroom and one toilet and bathroom.

The economic housing has a total of 332 units with two house models, Maria and Cecilio.
Maria, which is pegged at P950,000, has a lot area of 80 sqm. and a floor area of 38.75 sqm. It is a two bedroom unit with a carpark and one toilet and bathroom.


Cecilio is a two-floor house and is pegged at P1.6 million. It has a lot area of 90 sqm. and a floor area of 60 sqm. with three bedrooms, a car park, a balcony, and two toilet and bathrooms.

Pablo J. San Pedro, GSP president, said they have acquired their license to sell from the Housing and Land Use Regulatory Board and have just started selling after the grand launch of the project.

At present, they are doing the land development of the project, which includes the construction of an underground drainage, water supply facility, and roads. After which, they will start the construction of the housing units by next year.

The residential community will also have a multi-purpose building, multi-purpose basketball court, concrete roads, curbs and gutters; underground drainage system; overhead electrical system; and wide roads.

Pablo said once the project starts picking up they are looking into expanding it. They have also acquired a two ha. and 4.7 ha. of land beside the project for expansion.
He said their edge over other real estate companies is that as a homegrown company, they understand the market and know what the market in Davao needs.

Pablo said future homeowners can be assured of high quality projects from GSP. He said he will be bringing in his experience and knowledge in construction after being in the industry for quite some time now.
